Caulking and sealants
Sealants are a small line on the elevation drawings, and one of the first places a building envelope fails. When joints harden, pull away or crack, water and air get in. We remove and replace failed sealant on mid- and high-rise strata and commercial buildings across Metro Vancouver, on its own or as part of a larger building restoration.

Where we renew sealant
- Window and curtain-wall perimeters
- Tilt-up and precast panel joints
- Expansion and control joints in concrete and stucco
- Glazing and storefront details
- Flashings, eyebrows, canopies and roof-edge transitions
- Metal, concrete and wood interfaces where different materials meet

How the work is done
- Full removal of failed sealant, not a skin coat over old material
- Joint prep to the manufacturer's requirements: clean sides, proper depth and width, backer rod and bond-breaker where needed
- Compatible systems chosen for the joint movement, substrate and exposure, including single- and two-component polyurethanes and silicone systems
- Mock-ups and adhesion checks before the full elevations start
- Manufacturer rep inspections and the paperwork the material warranty needs

Who this is for
Strata councils, property managers and envelope consultants specifying sealant renewal on occupied mid- and high-rise buildings, including towers reached by rope or swing stage.
A dedicated superintendent runs the job. Daily photo reports by drop and elevation document the prep and the finished joints. Lifetime workmanship warranty on our work, on top of the manufacturer's material warranties. Terms vary by scope and system, and are spelled out in every proposal.
