Elastomeric coatings
Much of the exterior coating work we do on mid- and high-rise buildings is not a standard paint job. It is an elastomeric or high-build coating system designed to bridge hairline cracks, shed wind-driven rain and move with the facade. That is the protective layer many building restorations rely on, and it is one of the main services we bring to building restoration projects across Metro Vancouver.

What these systems do
- Form a thick, flexible film over concrete, stucco and masonry that stretches with the building instead of cracking like thin acrylic paint
- Bridge fine cracks and keep wind-driven rain out of the wall assembly
- Allow vapour to escape so moisture trapped in the substrate does not blister the finish
- Protect concrete from carbonation and rebar corrosion when the system is specified for that purpose

How we apply them
- Pressure washing and surface prep, including removal of chalking, failed coatings and biological growth
- Concrete restoration prep where needed: sounding for delamination, spall repair, rebar cleaning and patching before any coating goes on
- Crack treatment: hairline cracks stripe-coated with elastomeric; wider or moving cracks routed and sealed first; active leaks through concrete stopped with polyurethane crack injection before coating (epoxy where the engineer specifies)
- Primer and multi-coat application to the dry-film thickness the manufacturer specifies
- Colour mock-ups on the building for council or owner approval before full elevations start
- Manufacturer rep inspections and the paperwork the material warranty needs
